What's Actually Wrong With Your Slate

After two decades of slate calls in the valley, the same four failure modes account for nearly every job we see:

• A yellowed, dirt-trapping coating. This is the one we're called about most. Older slate floors were often dressed with topical "wax" or acrylic coatings to give them sheen. Those coatings scratch, cloud, yellow with age, and trap dirt in every scuff, so the floor mops up dingy no matter what you use on it. No amount of cleaning fixes a failed coating. It has to come off.
• Flaking layers (spalling). Slate is a layered stone, and it naturally sheds thin flakes as it ages, a process called spalling. Light spalling is a surface condition we can address. Deep spalling is a different story, and we'll be honest about the difference below.
• Stains and grout discoloration. Slate's texture and its grout lines both hold on to spills, soil, and hard-water minerals. Very often the grout looks worse than the stone and drags the whole floor down with it.

The Honest Part: What "Slate Polishing" Really Means

Plenty of people find this page searching for slate polishing, so let's be straight about what that can and cannot mean. Slate is not marble, and anyone who promises you a marble result on slate is setting you up for disappointment.

Slate is a fine-grained metamorphic stone that splits along natural seams. That split face, called a cleft surface, is the ridged, layered texture most residential slate has, and it's part of why people choose the stone in the first place. A cleft surface cannot be buffed to a mirror. Honed slate (slate ground smooth and flat to a soft matte) does exist, and honing is a legitimate service on the right stone. But even honed slate finishes matte-to-satin, not glass.

So where does the rich, wet-look slate you've seen in photos come from? Sealers. There are two families, and choosing between them is most of what "finish" means on slate:

• Natural-look penetrating sealers soak into the stone and protect it without changing its appearance. The slate stays matte and true to its dry color.
• Color-enhancing sealers also penetrate, but they deepen the stone's color the way water does: charcoal goes near-black, rust and green tones saturate. Some add a low sheen.

That's the honest version of "slate polishing": strip the failed coatings, restore the surface, and finish with the sealer look you actually want, whether that's matte and natural or deep and enhanced. What we won't do is promise a gloss the stone can't hold.

What Slate Restoration Includes

The honest limit on spalling: light, surface-level flaking is normal for slate and responds well to loose-layer removal and sealing. But when spalling runs deep through the body of a tile, with layers separating faster than the stone can be stabilized, restoration can't rebuild what the stone has shed. Restore or Replace?

Slate that looks beyond saving is usually just buried under a failed coating, and the economics strongly favor finding out before you demolish anything.

That replacement figure deserves its qualifiers: it's a national average for basic installation as of May 2026, and it does not include removing the old floor, so the real gap between restoring and replacing is wider than the table shows once demolition, disposal, and Las Vegas labor enter the quote.

• Patios and exterior entries call for breathable, UV-stable sealers. An enhancer can revive sun-faded color, but exterior slate needs resealing more often than interior floors, because sun and weather work on it every day.
